Where to stay in Cape Cod: the 5 areas to know in 2026
The further you go along the arm of the Cape, the fewer hotels you find. Around Falmouth and Hyannis, resorts and motels follow one another; at the far end, between Wellfleet and Provincetown, it is inns and weekly rentals, snapped up from winter onwards.
In summer, a clean motel already costs $169* a night, a charming inn $290 to $450*, and the big seafront hotels go beyond $790*. Five areas follow, from the canal to the tip.

One base or several?
The Cape takes an hour and a half to cross, without traffic. Two bases are enough for a week: one in the middle, one at the tip.
- Four days: A single base, in Chatham or Brewster: the lighthouse, the Rail Trail, and a day out to the National Seashore and Provincetown.
- One week: Two bases: four nights in the middle of the Cape, in Chatham or Brewster, then three in Provincetown, for the whale watch and the evenings.
- Ten to fourteen days: Three bases: Falmouth for Martha's Vineyard, then the middle of the Cape, then Provincetown. Nantucket is a ferry trip from Hyannis.
How much driving between two bases?
Driving times, outside the summer Saturday jams, when they can double. The islands are reached by ferry.

Falmouth, Woods Hole and Sandwich The Upper Cape, from the canal to Woods Hole: Bourne, Sandwich, Mashpee and Falmouth
for getting in fast from Boston and catching the Martha's Vineyard ferry
The part of the Cape closest to Boston, an hour's drive away. Sandwich keeps its white houses around the mill pond and its long wooden boardwalk over the marsh. Falmouth lines up its beaches on Nantucket Sound, calmer and warmer than the ocean. A bike path runs all the way to Woods Hole, its harbour of scientists and its ferries to Martha's Vineyard. The downside: the tip of the Cape and the National Seashore are an hour and a half away.

- The Martha's Vineyard ferries at the end of the bike path
Cons
- The National Seashore an hour and a half away
- Woods Hole is tiny, and fills up fast in summer
Hyannis and the Mid-Cape Barnstable, Hyannis, Yarmouth and Dennis, between the bay and Nantucket Sound
for families, the Nantucket ferries and the widest choice of hotels
The middle of the Cape, and its only real town. Hyannis lives around its harbour, where the Nantucket ferries leave, and Main Street, with its bars and shops. The John F. Kennedy museum recalls the family's summers in Hyannis Port. On the north shore, Route 6A runs through Yarmouth Port and Dennis, their sea captains' houses and Scargo Tower. The downside: Route 28, lined with shopping plazas and mini-golf courses, jammed in July and August.

- Little charm around the big hotels
Chatham, Harwich and Brewster The Lower Cape: Brewster, Harwich, Chatham and Orleans
for a charming stay in the middle of the Cape, with the lighthouse and the seals close by
The postcard Cape. Chatham fits into one main street lined with shops, above a fishing harbour and a white lighthouse. Grey seals laze on the Monomoy sandbars. In Brewster, the Rail Trail runs between the ponds of Nickerson State Park, and at low tide the bay draws back for more than a kilometre. The downside: the highest prices on the Cape, in Chatham above all.

The Outer Cape Eastham, Wellfleet and Truro, between the National Seashore dunes and the bay
for the ocean beaches, the dunes and the Wellfleet oysters
Here the Cape is only a few kilometres wide. On one side, the sand cliffs of the National Seashore drop to the Atlantic; on the other, Wellfleet bay and its oyster beds. Eastham keeps the Nauset lighthouse and the Salt Pond visitor centre. In Truro, the road crosses a heath of pine and heather. The downside: very few hotels, and in the evening everything means driving.

Provincetown The tip of the Cape: Commercial Street, MacMillan Wharf and the Province Lands dunes
for evenings on foot, the galleries and the whale watches
The tip of the Cape, where the road ends. Commercial Street runs for nearly five kilometres between galleries, fishermen's houses and bars, and in the evening everything is on foot. Boats for the whales and the Boston ferry leave from MacMillan Wharf. The Province Lands dunes and Herring Cove beach are ten minutes away by bike. The downside: full in July and August, and very noisy on party weekends.

Our tips for booking the right place
- Arrive on any day but Saturday: In summer, rentals change hands on Saturday, and both canal bridges jam in both directions. Arrive on a Sunday or midweek, or cross the canal before 9 am: you will save an hour, sometimes two.
- Book Provincetown in winter: For July, August and the party weekends, Provincetown's inns are full months ahead, with three-night minimum stays. Outside those weeks, June and September can be booked much later.
- Pick your coast before your hotel: On the Nantucket Sound side, between Falmouth and Harwich, the water is warmer and calm: it is the family coast. On the ocean side, on the Outer Cape, the beaches are finer, the water colder, and sharks come in to hunt the seals.
- Staying in Falmouth to visit Provincetown: an hour and a half each way, there and back in a day.
- Taking a rental on the Outer Cape without a car: the beaches are far, and buses are rare.
- Arriving late morning on a summer Saturday: the canal bridges and Route 6 are jammed.
