Where to stay in Annecy: the best neighbourhoods (2026)
An Avygeo member gives fair warning: the old town is not Annecy-le-Vieux, which despite its name has nothing old about it and sits three kilometres away. Booking one while believing you are in the other is the most common mistake here.
Beyond that, everything turns on your distance from the lake. Reckon on 60 to 90 EUR near the station, 120 to 180 EUR for a three-star in the centre, and upwards of 250 EUR on the shore. Summer weekends push all of it up a notch. Then come the old town, the lakeshore and the corniche heights.
A little gem in Haute-Savoie, the old town of Annecy (not to be confused with the Annecy-le-Vieux neighborhood, which actually has nothing old about it) is very pleasant.

The old town and the centre Between the Thiou canals and the station
to sleep inside the postcard and walk everywhere
This is the Annecy of the postcards: the Palais de l'Isle set in the middle of the Thiou like a stone prow, the arcades of rue Sainte-Claire and rue Perrière, the flower-hung canals, and the château watching over it all from its mound. Le Pâquier, a vast lawn at the water's edge, starts at the end of the lanes. The catch: it is packed from June to September, canal-side terraces charge accordingly, and older rooms often face streets that stay lively late.
Walking around the lake is obviously a must, but what I preferred were the little alleys in the historic city center.

Le Pré Carré Mid-range
A discreet four-star right in the centre, halfway between the station and old Annecy. No lake view, but the quiet of an ordinary street, which is rare here in high season.
Annecy Hostel Budget
The city-centre hostel, a quarter of an hour's walk from the canals. Dorms and private rooms with a shared kitchen: the only way to sleep in Annecy without resort-town rates.

The lakeshore, from Albigny to Annecy-le-Vieux Along the shore, to the north-east

Past Le Pâquier, avenue d'Albigny runs north-east along the water, lined with plane trees, villas and the town beaches. This is where the hotels with a view are, the ones with a jetty, a spa or a garden on the lake. It is also where Annecy-le-Vieux begins, a recent residential district despite its name. The catch: you move away from the canals, and it takes twenty minutes on foot, or a bike, to get back to the old town.
There are several beaches where you can enjoy a good sunbath. The one at L'Impérial, with its lounge chairs and bar, remains the best equipped.

The great white building of 1913 set in its park at the water's edge, with its own laid-out beach, loungers and casino. The most visible address on the shore, and the only one with its own beach in town.
Rivage Hôtel & Spa Luxury
A recent four-star at the water's edge on the Annecy-le-Vieux side, with a spa and a view of the mountains opposite. You swim in front of the hotel and ride to the old town along the lakeside path.
Hôtel Catalpa Mid-range
A family-run address slightly back from the shore, with a garden and parking, ten minutes' walk from Albigny beach. The sensible compromise for being near the lake without paying for the view.

The corniche heights Above Les Marquisats, towards the Semnoz
for the view and the quiet, with a car
The Marquisats road follows the western shore then climbs towards the Semnoz, the mountain above Annecy. A few hotels sit up there among the trees, with the town and the lake spread out below. This is the area of quiet, pools and spas, and the starting point for the roads to the gorges du Fier or the château de Menthon. The catch: without a car you are stuck, and walking down to the centre is easier than walking back up.

Higher up the hill, a family house with a restaurant and a panoramic terrace. The rooms are simple, the view is not; in exchange you have to accept taking the car for everything.

Our tips for booking the right place
- The old town and Annecy-le-Vieux are two different places: This is the local trap, flagged by an Avygeo member: Annecy-le-Vieux is a residential district to the north-east with nothing old about it, three kilometres from the canals. Nothing is wrong with it, and the lakeshore there is very pleasant, but if you are coming for the arcaded lanes and the Palais de l'Isle, check the exact address before booking. The same confusion applies to hotels described as « close to the lake » that actually sit on the Geneva road.
- A bike settles the car question: A cycle path runs right around the lake on a former railway line, flat and separated from the road, and crosses the whole town. From a lakeside hotel you reach the canals in ten minutes by bike, in the time a car takes to find a space. Many hotels lend or rent bikes; the hire places by Le Pâquier offer them by the half-day. It is also how you go swimming at Sévrier or Veyrier without hunting for parking.
- High season lasts only eight weeks: Several Avygeo members, independently, advise avoiding July and August: the town is very busy then and prices follow. The rest of the year Annecy stays open and far easier to live in. In winter, one member points out that the setting changes completely, with white mountains at the end of the lake, and that some regulars still swim on Sundays. The Venetian carnival in early March and the animation film festival in June are the two dates that fill the town out of season.
- Booking « in Annecy » on the Geneva road or towards Seynod without checking the map: these are commercial zones three or four kilometres from the lake, with nothing walkable in the evening. Rates are lower, but you have to add the car and city parking on every outing.
- Taking a street-facing room in the old town in high summer without asking for the courtyard side: the lanes around the canals stay lively late, and older buildings have neither systematic double glazing nor air conditioning.
- Counting on the corniche heights without a car: the view is superb, but there is no shop or restaurant within walking distance, and the climb back from the centre quickly discourages you after dinner.
