Where to stay near Walt Disney World: the 5 areas to know in 2026
Walt Disney World is not a park: it is an estate the size of a city, set south-west of Orlando, with four theme parks, two water parks and a district of restaurants and shops, Disney Springs. Some thirty hotels belong to the estate, linked to one another by buses, a monorail, a gondola lift and boats, all free. Around it, tourist Florida begins: motel strips, apartments with kitchens, and Orlando half an hour away.
So the question “how far from the entrance?” has no answer here: there are four entrances, several kilometres apart. What counts is the TRANSPORT that connects you, and the park it serves. This guide sorts the places to stay into 5 zones, from the Magic Kingdom monorail to the motel road in Kissimmee, with what each one gives: 30 minutes' head start in the parks, a kitchen, a price, or the city of Orlando for the rest of the trip.

The two ways to stay near Walt Disney World
Sleeping on the estate or off it does not only change the price of the night: it changes the transport, the time you get into the parks and what you can do without a car. Here are the two systems, side by side.
| What changes | On the estate | Off the estate |
|---|---|---|
| Getting into the parks | 30 minutes before opening, in all 4 parks, every day of the stay | On time, except in the neighbouring hotels the resort names |
| Transport | Buses, monorail, gondola and boats, free and unlimited | The car, or the private coach some hotels run |
| Parking | Included for guests of the Disney hotels | Paid daily, at the parks and often at the hotel too |
| The room | Themed, rarely a kitchen, at estate rates | Apartments, villas and kitchens, markedly cheaper |
| The evening | Disney Springs and the hotel restaurants, without getting back in the car | Ordinary Florida: shopping centres, chains, and the road |
| Who it suits | Four days of parks, small children, no hire car | A week or more, a large family, several Orlando parks |
How long to the entrance, area by area?
There are four parks, so four answers per zone. This table gives the main transport and the park it serves directly; for the others, the estate bus takes over.
| From | Time | How |
|---|---|---|
| The Magic Kingdom monorail | no bus | monorail, boat or on foot To Magic Kingdom only. From the Contemporary, walking is enough; for the other three parks, it is the bus. |
| The Skyliner gondola | no bus | Skyliner gondola To EPCOT and Hollywood Studios, with no change. The gondola stops in stormy weather. |
| Hotel Plaza Boulevard, walking distance from Disney Springs | shuttle | hotel coach To all four parks. Most of these hotels lead on foot to Disney Springs. |
| Kissimmee and Highway 192 | 22 km | by car 22 kilometres on Highway 192, then park parking, paid by the day. |
| Orlando, for the rest of the trip | 24 km | by car 24 kilometres from the city, and as many back in the evening. Universal and SeaWorld are on the other side. |

The Magic Kingdom monorail The three hotels set on the monorail loop, facing the castle
Those coming for Magic Kingdom first, who want to drop back in between rides
Only three hotels sit on the Magic Kingdom monorail loop, and nowhere else on the estate do you reach a park without a bus: the Contemporary, which the monorail runs through and which can even be walked, the Polynesian Village and the Grand Floridian, across the lagoon. Add the 30 minutes' head start granted every morning to guests of the Disney hotels: on a short stay, no combination saves as much time. None costs as much either.
This isn't a theme park, it's an entire city! If you love the Disney world, you have to go! But it's not just that, there is something for everyone: water parks, an animal park... Watch out for the price though, it stings
Where to stay in this area
Disney's Contemporary Resort Luxury
The A-shaped building the monorail runs through, and the only hotel on the estate from which you can walk to Magic Kingdom, in about ten minutes. Rooms looking onto the castle on one side, the lagoon on the other. You pay for the walk, and for the fireworks from the window.
Disney's Polynesian Village Resort Luxury
South Seas scenery on the edge of the lagoon, with a sand beach, a tiki bar and bungalows on stilts. Monorail and boat to Magic Kingdom. You happily stay here half a day without setting foot in a park.
Disney's Grand Floridian Resort & Spa Luxury
The estate's Victorian grand hotel: white verandas, an orchestra in the lobby, a spa and fine-dining restaurants. The monorail stops here, a boat too, and Magic Kingdom follows within minutes. Nothing in this guide is billed higher, and the hotel owns it.
Pros
- Magic Kingdom without a bus: monorail, boat, or the walk from the Contemporary
- 30 minutes' head start in all four parks, every day of your stay
- The evening fireworks visible from the hotel
Cons
- The rooms the estate charges most for, and the gap is clear
- For EPCOT, Hollywood Studios and Animal Kingdom, you are back on a bus
The Skyliner gondola The hotels hanging from the gondola line to EPCOT and Hollywood Studios
Families doing EPCOT and Hollywood Studios who want to avoid the bus
A gondola line, the Skyliner, links four hotels to EPCOT and Hollywood Studios, flying over the lakes. It is the most pleasant transport on the estate, and the only one that puts two parks within reach without a bus. The hotels it serves are also the estate's cheapest: the Pop Century and the Art of Animation, whose family rooms sleep up to six, and the Riviera, newer and dearer. The 30 minute head start applies here too.
Where to stay in this area
Disney's Pop Century Resort Budget
Buildings decorated as decades, a giant telephone in the courtyard, noisy and cheerful pools. The gondola stops outside the door, the 30 minute head start included: this is the estate's entry level, and the most sought after.
Disney's Art of Animation Resort Mid-range
The Pop Century's neighbour, with two-bedroom family suites and a kitchenette, built for five or six, in courtyards replaying The Lion King, Nemo or Cars. The same gondola, the same head start in the morning, a format that is rare at this price.
Disney's Riviera Resort Luxury
The newest on the estate, Riviera decor, studios and apartments with kitchens, a rooftop pool and a panoramic restaurant. Its own gondola halt, leading to EPCOT as well as Hollywood Studios: the best connection on the estate after the monorail.
Pros
- Two parks reached by gondola, with no waiting for a bus
- What the estate offers cheapest, 30 minute head start included
- Family suites and kitchens, rare in Disney hotels
Cons
- For Magic Kingdom and Animal Kingdom, the bus is still compulsory
- The gondola stops in a thunderstorm, which is frequent in summer
Hotel Plaza Boulevard, walking distance from Disney Springs The independent hotels lined up along Disney Springs
Those who want the morning head start and the evening tables without paying for the name
A whole street of independent hotels borders Disney Springs, the estate's restaurant and shopping district, reachable on foot from their lobbies. They do not carry the Disney name, but several appear on the list of neighbouring houses to which the resort grants the 30 minute head start in the parks: the same quarter of an hour gained, at a rate that bears no relation to the estate's. Their shuttles serve all four parks. Since June 2026, however, the buses and boats leaving Disney Springs are reserved for guests of the Disney hotels: to get back in the evening, you walk.
Where to stay in this area
Hilton Orlando Buena Vista Palace - Disney Springs Area Luxury
A walkway links it straight to Disney Springs, and it appears on the list of neighbouring hotels that grant the 30 minute head start in the parks. A large pool, a spa, wide rooms; parking and food on site are expensive, as reviews point out.
Wyndham Garden Lake Buena Vista Disney Springs® Resort Area Mid-range
Disney Springs' immediate neighbour, a few minutes' walk away, with a Disney-coloured pool and shuttles to all four parks. It is among the addresses that open the right to the morning head start, at chain-hotel rates.
Hilton Orlando Lake Buena Vista - Disney Springs™ Area Luxury
Opposite Disney Springs, boulevard crossed, with two pools and several restaurants. The same morning benefit, the same shuttles, and rooms above the average for this street.
Pros
- The 30 minute head start without paying for a Disney hotel
- Disney Springs on foot: restaurants and shops, with no park ticket
- Shuttles to all four parks, included in the room
Cons
- Since June 2026, the Disney Springs buses and boats no longer take these guests
- Parking is charged for, often heavily, on top of the night
Kissimmee and Highway 192 22 kilometres to the south-east: motels, apartments and water parks
Week-long stays, large families, tight budgets
22 kilometres south-east of the estate, Kissimmee lines up motels, apartments with kitchens and villas with pools along kilometres of road. This is family-holiday Florida: you rent four bedrooms for the price of one by the lagoon, you cook, you take a day away from the parks. The downside is not up for debate: a car is essential, the estate's free transport does not come this far, and neither does the 30 minute head start.
Where to stay in this area
Margaritaville Resort Orlando with H2O Waterpark Luxury
A village of villas and rooms around a water park, with restaurants and shops on site. Families spend the day here without leaving, which suits the plan: you pick this address to alternate a park day with a pool day.
Westgate Vacation Villas Resort Mid-range
Large villas with kitchens and several bedrooms, in the middle of an estate full of pools, some twenty kilometres from the parks. The format that changes everything when there are six of you and you are staying a week.
Bohemian Hotel Celebration Mid-range
In Celebration, the town Disney built 12 kilometres from the estate: pedestrian streets, a lake, neighbourhood restaurants. A boutique hotel by the water, for anyone who wants to sleep in a real town without going far.
Pros
- Villas and apartments with kitchens, for the price of a single room on the estate
- Pools and water parks that fill a whole day
- The freedom of a car: Orlando's other parks, the coast, the Everglades
Cons
- Neither the estate's free transport nor the 30 minute head start
- The drive every morning, and park parking to pay on top
Orlando, for the rest of the trip The city and its other parks, 24 kilometres away by road
Those stringing several Orlando parks together in the same trip
Walt Disney World is not alone in central Florida: Universal and SeaWorld stand 24 kilometres away, in the city of Orlando, and many travellers do all three. Sleeping in town means not moving house between two parks, having tables that do not close with the rides, and choosing across the whole price range of a big city. To pick the neighbourhood, our “Where to stay in Orlando” guide says which one is within reach of what.
Stay in the city
Where to stay in Orlando
Sleeping in Orlando and coming for the day? Orlando has its own guide: neighbourhoods, prices, our recommended hotels.
Pros
- Universal and SeaWorld 24 kilometres away, without changing hotel
- A city with its restaurants and shops, open after the parks close
- The full price range of a big tourist city
Cons
- None of the estate's benefits: no morning head start, no free transport
- 24 kilometres of road for every day at Disney
Our tips for booking the right place
- The 30 minute head start does not come only from Disney hotels: It applies in all four parks, every day of the stay, to guests of the estate's hotels, but also to a list of neighbouring hotels the resort names explicitly, on Hotel Plaza Boulevard and nearby. Between the two, the difference in rate is considerable for the same half hour gained at opening: check whether the address you have in mind is on that list before paying for the name.
- Count the travel time, not the distance: The estate is the size of a city, and its buses serve some thirty hotels. Between the wait, the ride and the security check, reaching a park from a hotel on the estate takes far longer than the map suggests. The monorail and the gondola are the only ones that keep their promises on time.
- Since June 2026, Disney Springs no longer takes everyone home: The buses and boats leaving Disney Springs are now reserved for guests of the Disney hotels and for people holding a reservation at those hotels. If you are sleeping opposite, on Hotel Plaza Boulevard, you walk back in the evening, which stays short; from Kissimmee or Orlando, you drive.
- A hotel on the estate chosen for its address alone: without the monorail or the gondola, the trip is made by bus, and it is no quicker than from Hotel Plaza Boulevard.
- Kissimmee or Orlando without a hire car: none of the estate's free transport serves these zones, and private shuttles soon cost as much as the parking.
- A booking made for the 30 minute head start without checking the list: not every hotel near Disney Springs is on it, and the hotel's own page does not always say so.
